A good friend of mine was telling me about this cool new phone number to get information for phone listings just like the archaic 411 system. Well, I also came across a text service from Google that is also FREE!!

One of the reasons why I love Humboldt County!

Every Thursday evening on the Eureka Boardwalk, we have what is called a Summer Cincert Series. On this day, it was absolutely beautiful! Blue skys, calm waters and very little wind. There was plenty of dancing and great food. This band came all the way from San Francisco and they rocked the pier!

Is Your Bank Charging You More Than It Should For Services?

 

If you've ever had the suspicion that your bank is overcharging you, you may be right!   In fact, banks are making windfall profits off of unsuspecting consumers.  And it's money you don't have to be losing.  

According to Liz Pulliam Weston, personal finance writer for MSN Money, the banking industry collects more than $50 billion a year in various service charges, more than twice the total of a decade ago.  Many banks charge too much for just about everything - from monthly account fees, to "per check" service, to stop payments, to overdraft protection.  You might think these are just minor fees everyone has to endure, but more and more consumers are becoming dissatisfied by all the "nickel and dime" charges.

 Here's what you can do to reduce or eliminate many of these costs:

 •ü  Ask your bank for a detailed description of each type of checking account they offer, and choose the right account for you.

 •ü  Get overdraft protection.  The fees are generally lower than when you bounce a check.

 •ü  Consider using a debit card for your purchases.  You don't have to worry about facing a big credit card bill at the end of the month.  You do have to worry about not having enough cash left to cover your major expenses.  But watch out for bank fees when you use your card.

•ü  Shop for bank services the same way you would shop for anything else.  As a general rule, smaller banks have lower (and fewer) fees.  Check out the banks in your area that are owned locally, and make a switch.  You'll be surprised how much money you can save on an annual basis from one bank to the next. 

 •ü  Don't buy physical checks from your bank.  There are trustworthy companies that print checks for significantly less money. 

•ü  Shop around for the best deal on savings accounts.  Banks offer basic, low-interest savings accounts and higher interest money-market accounts.  Look at what brokerage firms have to offer.

 •ü  If you're a senior, make sure you ask about special discounts or checking accounts with no fees.

 •ü  Sign up for direct deposit of your paycheck.  That way, you know your money will be there when you need it.

 •ü  Use personal finance software such as Quicken or Money, which allows you to keep track of your finances and download your transactions.   Some banks charge for the download, so look for one that doesn't.

 •ü  Join a credit union. They are member-owned and not-for-profit.  The Credit Union National Association estimates the nation's 90 million credit union members save $8 billion a year thanks to better interest rates and reduced fees.  Check with your employer, or go to www.joinacu.org and use the CU Matchup tool.

 Remember, shop for your banking services the same way you shop for anything else - take your time, comparison shop, and get picky.  Know what they're really charging.  Read the fine print.  Ask questions and expect straightforward answers.  After all, it's YOUR money!

Over 22,000 impressions...

I just can't believe it! I noticed many online newspapers now have the ability to embed video and are using flash programming to keep their readers engaged.

Then a thought struck me...what if we could advertise our listings as a virtual tour to really maximize the home's exposure?

I took out my cool FlipVideo and started taking  video of one of my listings, uploaded and edited it using Mixpo, and voila! The coolest online and interactive ad I have ever seen!

Is a home auction the new silver bullet?

Lagging sales have forced many homeowners to look for alternative methods to sell their homes. Humboldt County now has almost 13 months of inventory and about 725 listings on the market. Where are they going to find ready willing and able buyers in this market?

Home auctions! We had a home sale via auction not too long ago and it sold for a lot less than market value. There are more auctions on the stairs of the county courthouse and in many of our title companies almost on a daily basis.

EBay currently has 920 properties for sale and US Home Auctions has 415 properties for sale. Is this the new way to sell a home? We shall see.

Don't walk away!!!!!

I've been hearing of so many people making the decision to just walk away from their home because they just can not get caught up on their payments. STOP! Don't do that! Beleive it or not, you have options!

"We truly believe that foreclosure is the worst alternative for all parties concerned andgo to great lengths to avoid foreclosure," Brendan McDonagh, CEO of Illinois-basedHSBC Finance and former chief operating officer of HSBC Bank USA in Buffalo, said inMarch testimony to Congress. "Financially, it is our worst alternative."

Contrary to popular belief, the bank does not want your house. They would rather sell it and get it off of their books and take the loss. The longer they hold onto it, the more money they lose.

Most guidelines state you can buy another home in less time through a short sale than if you lost your home through a foreclosure.You also have a better chance of avoiding a deficiency judgement!

So, what do you do next?

Call you lender's Loss Mitigation Department and ask them what kind of options are available for you. How much will it take to bring your mortgage current. More often than not, you may not be able to pay the full balance.

Tell them how much you have to put towards the outstanding balance.I recently worked with a homeowner who was 6 months behind and $11,000.00 in arears, but the lender allowed them to pay $4000.00 and added the remaining balance to their payments stretched out over 6 months. Their new first payment was 2 months later. They saved their home!

What if, you really do not have any money? You lost your job and or got aa divorce? Then that would be a good time to consider a short sale.

Short sales can be complicated and time consuming. But, that is just one the options available to you.

A good short sale representative would be able to wak you thru the process and coordinate everything between you and the lender.

First, you will have to prove you really cannot pay the mortgage. They will ask for bank statements and current paystubs if you have them.

next, make sure you understand the legal aspects of a short sale and how it would affect you. Consult with your CPA to see if there are tax consequences.

* Update Feb. 4, 2008 - The Mortgage Forgiveness Debt Relief Act of 2007 generally allows taxpayers to excludeincome from the discharge of debt on their principal residence. Debt reduced through mortgage restructuring, as wellas mortgage debt forgiven in connection with a foreclosure, qualify for this relief.This provision applies to debt forgiven in 2007, 2008 or 2009. Up to $2 million of forgiven debt is eligible for thisexclusion ($1 million if married filing separately). The exclusion doesn't apply if the discharge is due to servicesperformed for the lender or any other reason not directly related to a decline in the home's value or the taxpayer'sfinancial condition.The amount excluded reduces the taxpayer's cost basis in the home.
